Tom Palotas is an attorney at PCS  where he represents lenders, developers, landlords and tenants in commercial and agricultural real estate transactions. His practice specialties include real estate lending and leasing focusing on title, loan documentation, and commercial leasing. Before joining PCS, he was a member and partner with the Seattle law firm Gordon, Thomas, Honeywell for 13 years.

He attended the University of Washington where he earned a B.A. in Business Administration, cum laude, in 1976, then worked in business and finance at Boeing Computer Services.  He earned his law degree at the University of Washington with honors in 1984. He is a member of the Seattle-King County, Washington State, Federal, and American Bar Associations.

Tom was born and raised in Sydney, Australia, has lived in Spain and India, speaks fluent Hungarian and just enough Spanish to confuse people in Tucson where he now lives and telecommutes to his law practice.

    • Drafted and negotiated mortgage loans on orchards, vineyards, rangelands, timber lands, wineries and fruit processing facilities, in Washington, Oregon, California and Arizona, including title review, inter-creditor agreements with crop lenders and equipment lenders, co-lender participation agreements, and multi-state transactions. Transactions ranged from a few hundred thousand dollars to several hundred million dollars.
    • Represented lenders and borrowers on construction and permanent mortgage loans on office, apartment, shopping center, industrial and condominium projects in various states, including loan transactions involving tax-exempt bond financing, high-rise downtown construction projects, and regional shopping centers.
    • Negotiated and drafted office, industrial and retail leases for landlords and tenants.
